Savoir for condo associations

Your declaration of co-ownership, your building by-laws and your minutes already answer most of what your co-owners ask. Savoir reads them and answers in your place, naming the exact article.

What a board of directors lives with

Three things heard in almost every syndicate.

  • The same questions, to three directors
The barbecue on the balcony, the pet, the short-term rental. The answer is written down somewhere, and a volunteer retypes it every week.
  • An eighty-page declaration nobody opens
The answer exists, at article 6.3, in a PDF the co-owner does not have to hand and would not read to the end.
  • Doubt about what the law requires
Contingency fund, maintenance log, register. What comes from the Civil Code and what comes from your declaration end up blurred together.

What Savoir does about it

The same documents, read by the assistant and cited in every answer.

  • Every answer names its source
Every answer names the document and the section it came from. When the documents do not answer, the assistant says so and forwards the question to the board.
  • The Civil Code cited apart
The Civil Code of Québec’s articles form a group of their own, under the legal-information notice. They are never mixed in with the building’s documents.
  • The board answers once
Questions left unanswered arrive in a review queue. The answer the board writes there is used the next time.

A co-owner’s question, on a Tuesday evening

What a co-owner reads on their phone, sources included.

An example answer
  1. You

Why is my contingency fund contribution going up this year?

  2. Assistant

The declaration of co-ownership sets the contingency fund contribution in proportion to the relative value of each fraction and provides that it is reviewed each year with the budget. The minutes of the annual meeting of 4 May adopt the increase, following the fund study tabled at that meeting. The Civil Code of Québec requires the syndicate to keep that fund liquid and available at short notice, for major repairs and the replacement of common portions.

    According to your documents

    • Declaration of co-ownership, section 6.3
    • Minutes of the annual meeting of 4 May, section 4

    According to the law

    • Civil Code of Québec, Art. 1071

Information juridique, pas un avis juridique.Legal information, not legal advice.

What it costs a syndicate

Four plans, by the number of registered members. Neither the size of the building nor the number of documents counts. The trial asks for no card.
