5.2 Contingency fund

The syndicate establishes a contingency fund for major repairs and for the replacement of the common portions. Each co-owner pays into it an annual contribution, set by the board, separate from the common expenses. The fund belongs to the syndicate.

  1. You

    Is the contingency fund mandatory?

  2. Assistant

Yes. Your declaration of co-ownership requires the syndicate to establish a contingency fund and to pay into it an annual contribution, separate from the common expenses. The building by-laws state that this contribution is collected together with the monthly charges. The Civil Code of Québec makes the fund mandatory and requires that it be liquid and available at short notice.

What Savoir promises

  • Every answer names the document and the section it came from.
  • When the documents do not answer, Savoir says so and sends the question to the board.
  • In Québec, the Civil Code’s articles are cited apart. That is legal information, not advice.
  • Your syndicate’s documents and questions stay in Canada.
  • No advertising cookies, on this site or in the app.

For a community, or for you

Savoir was written for a board that answers the same questions out of the same documents. One person on their own has the same pile of paper and no committee. So the product comes both ways.

  • For a community

A condo syndicate, a homeowners association, a housing co-op, an office that manages several buildings, a membership organisation. Shared documents, cited answers, and a question they do not cover sent to the board.

    Pick your kind of community
  • For me

The lease, the insurance policy, the warranty, the manual filed away years ago. The same product without the community: your documents, your assistant, nobody else.

The same questions, every month

  • The same twelve questions come back every month. The answer is already written down somewhere.
  • The board answers by hand, in the evening, by e-mail. Some forty times a year.
  • The declaration, the by-laws, the minutes: it is all there. Nobody has read them through.

Three steps, under an hour

  1. Upload the documents

    A few minutes

The declaration, the by-laws, the minutes, the insurance. Drag the files in and watch each one get processed.

  2. Brand and test the assistant

    A few minutes

Give it the syndicate’s name, logo and colour. Ask your own questions before anyone else sees it.

  3. Invite the building and go live

    Under an hour from sign-up

Invite the co-owners by e-mail or by link. Print the QR poster for the lobby.

What Savoir does

  • Every answer shows its source

The answer ends with the exact document and section. A chip opens the passage.

  • It says when it does not know

When the documents do not cover the question, Savoir says so, shows the board’s contact and sends the question on.

  • The Civil Code, cited apart

In Québec, the Civil Code’s articles come after the syndicate’s own documents, in a group of their own, with the legal-information notice.

  • A review queue

The board reads back flagged and unanswered questions. The answer it approves is used the next time.

  • Analytics, and a digest on Monday

Volume, topics, most-cited documents, unanswered questions. An e-mail every week.

  • A guided start

A setup wizard leads from the branding to going live. You print the QR poster for the lobby.

What it changes for a board

Co-owners find the answer themselves, with the article of the declaration in front of them. The board no longer writes the same answer out every week.
